A lot of buyers are still waiting for clarity. The market has already moved.

A lot of buyers still feel cautious because of:

  • interest rates
  • affordability pressure
  • discussion around negative gearing and tax changes
  • and constant media noise around the property market.

But interestingly, that hesitation is also creating some of the better buying conditions we’ve seen in certain areas since February.

In some pockets, quality properties are already trading noticeably below where comparable assets may have sold earlier this year.

At the same time, competition has become far less predictable.

Some properties still attract emotional bidding and very strong buyer depth.

Others, including quality homes and apartments in strong locations, are seeing far less competition than many buyers would expect.

That’s why I think this market is becoming less about simply “finding property” and more about understanding:

  • where genuine buyer demand still exists
  • which assets will remain desirable long term
  • where negotiation opportunities are emerging
  • and which properties buyers should probably avoid altogether.

The buyers doing best in this market are usually the ones making calm, informed decisions while others hesitate.
